The Plans, The Plans!

The cost of plans is determined by a few different formulas.  Some will charge a percentage of the total cost to build.  That might be as high as 5 or 6%.   So if your build is $600,000 then the charge for plans might be as much as $36,000.




Some will charge a cost per square foot to create a new plan.  The cost for this can range, but if you remember that in communities where you do not have to use a specific set of firms to draw your plans, you can manage this cost very effectively by searching outside the 30-A area.  Good draftsmen can be found for as little as .75 cents per square foot.  Just remember it is the total square footage drawn not the heated and cooled space.   A 5200 square foot plan might then be about $4,000.

Local architects have plans they have had built before.  You can negotiate a fee to "reprint" the plan and perhaps make some modifications.  For many this is effective.  Seeing a plan in the real world is an easy way to know if you like it or not.  It is fair to say that some do experience this kind of plan purchase for prices around $10,000 for 2,600-3,000 square foot plans.

Either way you chose to go, you have to get your hands dirty in some way in this process.   Feeling the flow of something that does not exist is very hard for some people.  Some people are able to visualize space by looking at floor plans.

Can you visualize a new plan?  Do you need to see something that already exists to decide if you like it?  30-A is loaded with homes that could fit your needs.  Finding the original designer is not that hard to do.  You want a true custom plan just for the way you envision your 30-A home?  Local draftsmen, architects are available as well as some that are not in the area.  They can all do good work.  It is as much about a good relationship and a feeling that they understand who you are that will create success.   Your adviser should be able to connect you with any of the options that best suits your lifestyle and needs.
